Your goal is to make money and not be concerned with a tenants reaction to your business decisions.

When you know the laws, you know what actions you can and can't take without worrying about a tenant's reactions.

Anticipate tenant reaction and be prepared.

It is just a knee jerk reaction to the limited supply of rental in the region and the upward pressure on rents.

For me it would be a simple case of adhering to my rules and wait to see their reaction.

It went from things like wanting me to let them have a washing machine in the unit even though the owner said no to them and after I explained it's because the pipes can't handle it and sorry, I'm not losing my job over it for you (in a very nice way) -- furious reaction, no more friendship.... to wanting me to tell their neighbor to stop having such loud sex (not kidding) and when I said I don't tell other tenants how to have sex (again in a very nice way, while giggling no doubt), I lost that friendship. 

I found a deal in Portland Maine that I really like, but in the listing it states that it has asbestos siding, my reaction is to run for the hills.
