The tenant in my first rental moved in yesterday and asked if he could mount a couple of TVs.

Tenant: nah I’ll just do it myself (After you leave of course) property owner at an inspection : I see you mounted the tv without permission that’ll be $500 or you need to move out. 

New tenants will be moving in soon and they mentioned mounting a flat screen TV.

We always mount our TV using good quality mounts.

I would be planning for a few things to go wrong during the year as well.Here are a few that I have experienced:Roof suddenly started leaking ($1600 to repair just that section)Fridge went on the fritz (Replaced it - $460 includes delivery and setup)Furnace motor went bad ($400)Plumbing issue #1 ($220)Plumbing issue #2 ($300)Plumbing issue #3 ($245)I haven't been able to get any tenant ever to do any lawnmowing or snow removal, so I was thinking of farming that out also...Basically what I am saying is that you should be financially prepared for any problems that pop up, that's all.

This is the Carondelet neighborhood, right on the border of the Mount Pleasant neighborhood; much rougher turf.

See if you can squeeze in a modern dual vanity with rectangular under mount sinks that will match your existing tile and wainscot.

@Brian Feeny. 7 years ago I compared Home Depot and Lowe's I chose Lowe's they had a better quality cabinet in 15 18 21 24 inch so it was easy to lay out the kitchen 7 years later they're still in great condition your second option is painting the cabinets and just buying the front doors and refacing your cabinets the front door's range anywhere from $25 up to $50 per door the pain is mounting them but it's done right they look pretty good

I have a few clients in the Mount Vernon area actually so maybe when i go to meet with them i'll kill two birds with one stone!
