They have fresh local legislation for a student housing overlay district so now ONLY properties that are in that tiny zone can become student rentals.

And all the government codes and recent legislation regarding ADUs and they still say I need to pay.  

When there is a loud enough outcry, legislators will pass laws to regulate REI and LL/T industry.Given the number of posts on this forum stating fact patterns that turn the stomach, I am completely not surprised by the statutes on the books and proposed in most states. 

All this legislation pertains to is bookings cancelled within 24 hours of being booked provided that booking is at least 3 days prior to the reservation.

This sounds like a liberal policy It was a very strong tenant union that pushed for the legislation.

All state legislation requires that a landlord give written notice in advance of setting foot on a rented property except shared common areas and in the case of a emergency.You do not book appointments with tenants you give them notice, they then either make the effort to be there or they do not.

I am actively engaging in the legislative process with some other people that are advocating for landlord rights. 

There will be the first and second readings in May or June to finalize this legislation by city council. 1/1/24 they will go into effect.
