I would let them know that their lease is until the 31st and you plan on walking through the property on (insert date) and they are welcome to be there.

My personal preference is to insert a waiver-of-notice clause in the lease and do either a 10-day notice or a 15-day notice.

Perhaps instead of a PM, you can purchase an annual homeowner's warranty and insert a clause in your lease at renewal time assigning the tenant with the responsibility of paying deductible for any service call to the apartment.

Last, kindly ask them to repair the damages when they have a moment as it would mean a lot to you and you'd do the same for them if the situation was reversed.Contained within your handwritten note letting them know rent will be increased and the kind request to perform the repair, insert a $100 gift card.

The fact that you deflect such questions and actual RE discussion and rather prefer to pound your chest about how many units you own and try to knock me down in order to build yourself up is very telling too, BTW.In the case that you are purely #2 above (which of course you would never admit), then my advice would be to insert some humility into your workflow, and do it fast ... guys like you that think they are immune to market forces and can't lose money in a hot market are really a dime a dozen, and whether they invest in CA, Ohio, or any and all points out side and in between, the market has a way of humbling them in the long run.

When you buy the property, you should factor in interior paint depending on where you got the property. i.e.Buy an offmarket house from a distressed seller...you calculate your MAO then subtract [insert number for what it'll cost to paint house + trim...in GA, you can get it done for $1.5-$2/sq ft).
