I don't think values in these median home value segments will retrace, but people are realizing that with less FOMO in the market, and the days of rapid, double digit equity appreciation no longer likely, they may have a less chaotic market on the horizon. 

Also, please let me know if any sales are on the horizon I should be waiting for before I buy.Thanks!

You might consult with the three big players there: Trammel Crow, CBRE and Marcus Millichap and tell them that you have a minimal time horizon to make a deal on the space either sale or lease before you throw in the towel and go to auction.

If one looked at the data, there just was nothing on the horizon of such.

James, Are you targeting Cincinnati only or are you expanding your horizons to other nearby markets? 

With small percentage changes making such a large impact over time, it feels like just having 3% across the board leaves a lot of information out when dealing with a portfolio of over $1 million and a time horizon of 30 years+.

What is your time horizon?

I personally wouldn't want to be moving into that part of the industry for a career with that type of uncertainty on the horizon.  

Buying or selling really depends on one's time horizon and goals.
