My additional two cents about new construction:Lower maintenance costs / capex at beginning of the house's life, unless appliances break down after warranty (somewhat common with cheaper builder ranges & dishwashers).Additional costs for new home needs to be factored in, e.g. blinds/drapes (can be a couple thousand $$, landscaping, fence painting, appliances (e.g. fridge)Thus, can be good if you want low headaches, but presents less value potential than finding something a little older/cheaper.

he did inspect the dishwasher actually, but not the fridge or washer and dryer.

Good examples include, a fridge with broken door shelves (sometimes just worth replacing fridge), harvest gold,  dated dishwashers!

I've been bought out for a fridge by AHS ($0), had my entire upstairs HVAC unit replaced ($180) and my disposal replaced ($75).

I also spent an entire day cleaning the house because they spilled something sticky all over the fridge, they left a box that had some sort of grease on the deck which got on the side of the house the door.

Get a fridge with ice in the door.

It currently has the water heater closet, stacked washer dryer, fridge, and sink.

Fridge: I'm planning on providing the fridge as I don't want some old ratty fridge dragged across my floors.
