My agent is gone and I'm exhausted by arrogant agents who don't have time to interact or who talk down to me.

Over four units and once you've exhausted your 10 Fannie/Freddie loans (each of you can have 10, provided each has income to qualify and owns the property only in their own name) you're into commercial loans. 

Most Lenders I know won't even consider transacting with a "private party" without a significant amount of vetting-- to the point of exhaustion, even.  

These are just a few things you can start with and is no way an exhaustive list.

If I rehab the house myself, I could very well exhaust all my capital.

We spent several years being exhausted but it worked and now we are self-employed.

Sounds like your current lender has an overlay for the number of mortgages that isn't in line with Fannie Mae's guideline of max 10 mortgages per individual.I always recommend exhausting your conventional options before moving into a more private or portfolio type loan.

I am newer to this exhausting all my options to get this done. 

@Ben Staples, the venting requirement is different as the newer boilers will need a fresh air intake as well as the exhaust.
