When doing property updates, my "All Star Tenants" get first priority for improvements to their units.My "All Star Tenants" also are rewarded with things such as complimentary professional carpet cleaning of their traffic areas, opportunity to paint a wall or room a different color or another enhancement to their unitIt doesn't matter whether you are age five, fifteen, thirty, or sixty.... seems everyone likes to get a star!

@Daniel Dexter I am looking into the same thing actually and I have done quite a bit of research. 1) What type of work are you trying to do, because if you are just wanting to renovate houses you might not need a GC License but instead a residential builders license. 2) There are 5 different classifications of GC's.

Unless you talk about 2% addon for 15y additional term, the shorter loan deprives you of a cheap option to finance at historically low rates.You take loan either to afford more property ot to enhance returns.If investment has higher irr than the mortgage rate, take the longer loan.

And you in the peanut gallery- I know, there are interest-only mortgages, but most investors don't use them.)So in summary, and apologies for the extremely long post, I just got rolling and couldn't help myself, real estate enhances the best in investors by inhibiting panic selling during kerfuffles of one sort or another, and suppresses the worst in us, which is our unwillingness to save money on a regular basis.
