Yes, I know it's "their house" for the duration of the lease, but it really isn't their house as we have responsibility for the big bills and repairs and liability matters and dealing with the damage they cause.

If you do go with a two year lease, I'd either adjust the rent to be a bit higher for the duration or make an auto adjustment after year 1 to be at least a 3% increase.

Ideally I’d be able to input certain criteria (% or $ down payment, interest rate, loan duration, management expenses, taxes, etc) all in an effort to quickly see what certain, listed properties in a given area would cash flow at if purchased and rented.I would love to find a service where I could:- Target specific neighborhoods, address ranges, or zip codes.- Have it pull listing data from some sort of online listing service (MLS, Realtor, Zillow, etc…)- Input general, high level expense #’s- Pull comparable rent #’s from the immediate area All the services or tools I’ve seen this far are for one property at a time.
