I feel like either way, you lose money if you go direct or mortgage broker looking for cheapest rates and charging you.

I went through GA Code for Domestic NonProfit Corporations and found that a simple majority of the board can authorize investments as long as no director could personally financially benefit.

The allure will scratch though, you would want to make sure that you use chairs with felt feet that is if had any control over that.  

The neighborhood is currently set up as a POA which is governed by the Board of Directors and they have selected a management company to manage the day to day activites.

The homeowner in the lead position works for the Board of Director/developer On the side.

I think about it as a game of musical chairs.

We actually set up a card table and a couple of chairs so applicants can fill out applications on the spot, and we bring a small copier so we can copy ID, pay stubs, etc.
