It is solid to look at deals that are off-market and know that the ability to buy it at a price and either hold it or sell it will be coming with less competition on the purchase and more upside.  

If you are buying a primary then you will not necessarily be able to utilize the LLC for this property.

You can always buy the books and learn all there is if you have the time.

Investment Info:Small multi-family (2-4 units) buy & hold investment.

I'm looking to buy something 100k or lower but there seems to be nothing in Sheboygan.

Purchase price: $37,000 Sale price: $65,000 Land deal as is / buy low sale high.

Thanks @Robin Simon I plan on reproducing this strategy in 2025 to buy 3-5 more. 

It isn't the metric you can talk about on a national scale, but if you keep buying the same product in the same area it is a very easy quick and dirty method to know how you are doing compared to other buys.
