Let tenants know what progress is being made,, and that you will credit the days of non use off their upcoming rents..Download your landlord tenant laws for your state,, this is a disaster not an average repair problem so understand what your rights are and what your tenants rights are.. 

@Jonathan White If you do find a GC you are comfortable with, might I recommend setting up a number of cameras inside and outside of the house, so you can monitor progress?  

I bet I couldn't even call him and ask him for beers for $90, much less get him to leave the office!

No surprise that this is going to happen more regularly and get progressively worse.

If a future tenant has any semblance of a case against you (even if it's not your fault), you can bet the rent board or court would side with the tenant. 

its a 6plex currently and plan to make it to it's legal configuration of 5plex (here is one of the upgrades, still a work in progress)

Boots on the Ground training was very helpful...but also, all about wholesaling, making offers, etc.It was great knowledge, and I made offers on my first rental property...but I'm not sure if that was worth $15k.I will follow up after the Diamond Elite event and keep this thread updated with my progress.

It's certainly more likely that you'll get a response than a yellow letter, but I bet you'll need some thick skin for the responses you'll get.  

I didnt know about bigger pockets back then I bet this group could have helped me find a lender willing to loan me the money.

Next year I can do 1 to 2 more, but you can bet it will be on purpose, following a tax-friendly plan.This year I've also paid off 19 doors.
