If you permit the addition properly the new square footage can be added on the tax record as well as the MLS listing once you sell.

If so, I would like to be added to your buyers list and I would love to take a look at any properties you may have at the moment. 

On top of that any and all repairs must be completed before the sale, though this can be added to the sale price and the VA will increase the loan to match.Lastly, the VA itself does not do the loan they guarantee it.

Also another tool I used to do is google i buy houses and your area and message each of those websites that you would like to be added to their buyers list. 

From there I would contact all the listing brokers on these deals and ask to be added to their Investor Lists that they send out for multifamily properties.

I may not be adding to my portfolio there at the moment, but I'm holding onto my AV stuff though ... my financial position on those is Ft Knox, it balances out my high end appreciation plays, and Aerospace should do well as we gear up for WWIII.
