If the loan is originated under prudent lending practices, verifications are processed, income guidelines followed and compliance met, a borrower won't be able to cry foul so easily.

My agent has recommended a thousand or so, but if I really want the deal and I'm coming with cash, trying to close fast, and I think it's a home run, I feel comfortable putting up 1/3 with the ability to get out of the house if I don't like the way it smells or the color of the door.

These kind of deals smell fishy.

@Jeremy Kaplan I'm a bit snobby about my cheesesteaks...I used to go to Abner's...but certainly am aware of the battle among the big boys...I did like Jim's!  

If they rent a house at market rate and you want to rent your house at market rate nothing changes in finances for either party but you don't get tangled in a battle with family.
