It's getting harder to find deals here...great job :)  Twenty five is a huge milestone.  

I don't know how many people I hear say-- "I wish I would have bought property five years ago," (or ten years ago, or twenty years ago etc.etc) --but the guy who buys at todays prices... even retail prices, will have a property in five or ten years that is worth more than he paid today- and generating more cashflow than it does today - That is why my philosophy is to just go out and acquire property -- I know too many people who wait around looking for a deal - and tomorrows opportunity passes them by --- I buy tomorrow's bargain today!

To be candid, my B>C marketing has represented less than 20% for more than twenty years.I'm not sure who you follow for your marketing.

Hey @Ken P. the property I have isn't brick but everything else you said sounds the same - I hope I can get this done for less then $500 a window that's really going to cause a problem for me at that price.I'm about an hour and twenty minutes away from Detroit so I am not sure if the people I hire will cover your area but once  i hire them I and they do a good job I will let you know.
