We will be buying the property site unseen and want someone very thorough that can get to the property relatively quickly after we decide.

The site timed me out and I would have to sign up with the Realty company. 

Your coach can recommend various books, tips, etc., but unless you’re really hungry, don’t waste your time or money.

My lease states that the leassee is responsible for all guests, so mostly I use that, but essentially yes add to lease or have them officially sublet from the main tenant and send me a copy of the sublease. 

We manage our own with the help of an on site manager.

Assuming the property is in good, rentable condition and the marketing is OK (good pictures, listed on all the sites as you mentioned) then it's almost certainly an issue of price.

When you give away the plans, they are not involved with this process, and they would not be interested in being so for plans that you gave away....and, all or most of these plans were designed for one specific client and site.
