I'm trying to run the numbers for a property in the Ozarks, specifically in Sharp county Arkansas.

I operate a mid term renting out room set up in Little Rock AR - I just call it "Renting out Rooms" there isn't a specific name for it. 

I have felt lucky about many things like my wife helping me and her saving money for about 25 years and we only owe about 28 grand on our house on a home improvement loan that was used to pay off our mortgage about 20 years ago right before our daughter was born who just finished her 3rd year at the University of Arkansas and i am very proud of her.  

I'm in a similar situation but the difference is I'm about to quit my job and I don't know if I should get a regular 9 to 5 and keep investing slowly or just get a RS and work as an agent and invest.

A lot of my clients in Florida, North Carolina, Arkansas are still even finding cash flow positive opportunities too.

A little bit of background: I bought my primary residence (SFH) back in January in NW Arkansas.

If you live in rural Arkansas and entitlements take 30 days, you won't get much for it. 

I looked up the law in AZ...https://www.azleg.gov/ars/33/0...It appears that per section D.2, the landlord needs to provide the tenant with a notice requiring the problem be resolved (health and safety related) or the contract will be terminated on the date included (at least 20 days notice).
