And precious few tenants will ever file a small claim for a couple hundred dollars of cleaning that you document with pictures.So while I agree a little extra cleaning is a small price for a 'good' tenant for 4 years, expecting them to clean up after themselves is certainly not unreasonable.

The wrong people are late on rent, make unreasonable repair requests, damage the property, and frankly can rationalize any type of behavior they want.For definition C and D would be in average to poor condition, on busy streets, on 'rental' streets (cars parked in yard, sofas in yard, etc), poor schools, grocery store too far away so primary food source in convenience mart.I'm in Austin, FYI

If it doesn't, you can either assign the deal to a builder for a fee or do your A and D loan. 6 months isn't unreasonable for a standard build if you don't have to factor in selling it.

7-9% interest on the note is not unreasonable, because if he could get financing on his own for less, then there is no need for you to carry the paper.
