That said, I will be replacing the exterior siding with probably engineered product...the current siding is attached right to the studs no sheathing, so I will have access to the walls from the outside. 

DSTs like @Matt K. indicated are one such product that is passive cash producing and 1031 compliant. 

You can also build in other renovation costs into the loan to get the home habitable.You can also look at FHA's 203k product, it too will cover structural repairs.It sounds like you are running into an issue with intent to occupy clause (usually 60 days after close). 

I don't know what kind of product you want, but this was next to no fees with their "friends and family" deal they offered.

Their presentations are designed to play on the emotions of sheep, peddling products and upgrades and coaching...all founded on the idea that anyone can do this, you don't need money, financial discipline is not required, etc.If you find a seminar, do yourself a favor and Google the name of the individual, the seminar, or the company.

@Grant BoyntonI'd shy from building new for a couple reasons: This is an area where volume and capabilities matter with regards to a brand, ability to sell your product, ability to negotiate favorable terms for sub contractors etc. 

A drop in production of 1/3 or more is going to hurt any industry.

A good bet is to visit your local banks and see what types of products they have.
