Only the cost to preserve condition of existing property.

I am kind of assuming you have an older door that you might want to preserve.  

Some neighborhoods do have specific historic preservation rules (I'm thinking specifically of the neighborhoods to the north of the Homewood Campus), but I can't advise on that without knowing your location.Good luck!

It's my perception that's why people turn to RE.Forgive me for being blunt, but you're young and should be focusing on growing your capital, not trying to preserve it and generate some miniscule return.

We have been doing property preservation work and rehabbing for others for around 4 years now.

As far as the properties I would like to preserve/ rehab and rent so I just want to evaluate if it’s even worth it and do you know of any grants for rehabbing certain areas in the city.

They also need to worry about wealth preservation so they need to diversify away from 100% leverage.  

Therefore, the rules within the trust has dictated what I believe to be the best method of asset preservation since I believe there has been enough created to take care of my bloodline for many generations to come.

But asset management and property management will be where the value is created or preserved, value-add may become more of a defensive measure, and so-so investors and sponsors will no longer get bailed out by compressing cap rates and extreme rent growth.

More importantly, the investors who can with us are realistic in their goals, and want to work with an honest operator who will preserve capital.
