Hi everyone,I am fresh out of college and new to the investing scene. looking for some advice on where to start.

I also do my yards every week and a half which puts me on the scene so I can see how the tenants treat the properties. 

We are trying to move away from the herd as the MLS, auction, and yellow letter scenes are extremely competitive.We have compiled a list of homes while driving for dollars, found the vacant owner's number and I have started to call.  

You should go and meet some folks to get an idea of the general scene here before you decide whether a mentoring program is right for you.

I like to frequent the Art Scene in Cleveland and know a few artists if your looking for some ideas.One gentleman has done portrait murals at The Root Cafe, very impressive.

What Kevin does not mention is that these areas have a good bar scene.

I think there is a market for that....maybe just guys without wives on fishing trip who want to walk to bars and marina, or college students/younger crowd who want to be near the party scene, maybe airline staff.
