If the value is higher then the first appraisal I would add the 2nd appraisal report to your MLS listing and changed the listing to not accepting FHA.

The other party accepts this as well.

@Michael Enriquez - typically in Pennsylvania, houses are inspected after an offer is accept.

Screen tenants and don't be in a hurry to accept the 1st applicant.

Also, compared to their mortgage balance, I'm not sure an offer can be accepted here.  

Hello BP,I am looking at a number of distressed properties to potentially purchase and rehab, and am wondering what is the accepted practice for getting bids on the property, as far as what point in the process do you get a contractor out to the site to provide a bid?  

My wife and I just reached mutual acceptance on an off market triplex in Tacoma, WA.
