I have been doing Carpentry since 18 years old and have lots of experience Framing, as well as flooring installation, and as Finished Carpentry.  

This property was super clean as it which made it a perfect candidate for either a flip or a rental.

Also, landlord and tenant are guilty of violating their agreements with the Section 8 program.At this juncture, the landlord should use the security deposit for what it was intended for.... damages, extra cleaning, unpaid utilities, unpaid fees, unpaid rent.  

What is your opinion on the best bang for the buck given this floor area?

The best run, most efficient and very clean city I have ever lived in and that includes places on 3 continents.

i cover pest control and lawn care on my stuff. keeps down on issues and i know the place looks good. for my student rentals i also build in a quarterly cleaning fee where my cleaning lady comes through and does a deep clean. extra eyes on stuff and parents happily pay it to ensure their kids have a solid spot. pass through cost for me and well worth it. 

Examples include things such as a new roof, flooring, appliances, HVAC, etc.

Twice I fell through rotted floors into the crawlspace, luckily both times I was in the shallow end of the crawlspace and only went 3-4 feet down. 

All the improvements I am doing is going under this category (new bathroom, new plumbling, new kitchen cabinets, new tile, new flooring, appliances, etc...)I dont know how classify my labor expense.

We will renovate the fix up the first floor additional dwelling and plan to rent it out as a STR for the rest of 1st year to maximize the return of our renovation expense against our W2 taxes via the Cost Seg / Bonus Depreciation.
