My wife is a Realtor and she covers all of Eastern Idaho, including Island Park.

In 53215, I'd consider the north eastern portion of the zip code (east of 27th, north of Oklahoma) as a whole, to be a pretty tough neighborhood. 

Do you ever consider investing on the eastern shore, right in between those two markets lol, have a rental there & another under contract, really good market imo, still can get new construction single family under 300k and new construction townhomes under 250k which is still crazy to me lol.

@J Scott I appreciate you breaking it down like that, from what I’ve experienced so far, it seems like Eastern NC is pretty similar I’m coat to your flips in Georgia. 

I was thinking to wait till Spring or Summer to convert to gas heating system, but not sure how long the oil in the temporary tank will last and it's probably risky to not have heat (to avoid pipes from freezing) in the later Feb/March timeframe in eastern part of Pennsylvania.
