I am looking to buy a house for rental now and living after I retire in a few years, and TN is a good choice in that there's no state income tax and culturally rich.

I see it a lot, people buy there-- think it's just like Richmond, don't really understand the amount of neglect/work is needed,  don't understand the culture, and often end up with evictions and frustrations not worth the extra income.  

I'm concerned with the vacancy even with a brand new contemporary house in those areas.

Arguments proliferate on both sides and as someone who has seen the dark side of the guru culture as well as the light of experiencing some success in my investing journey all while spending over 100k on mentorships, masterminds, coaches, consultants, courses, books etc… I thought I would offer my $.02.

@Joseph Musi - You could consider personal goals, company culture alignment, and commission structure. 

That's the core of startup culture.
