I would then at DISCLOSE at first contact that I am a licensed realtor, and then provide them with a consumer information statement and answer any questions that they have about the laws of representation.I would inform them that I work for an investor (which is true) that is looking to purchase properties for cash, and has authorized me to make offers on their behalf (which is true) and I would have an interest in making an offer on their property acting as the principal buyer.I would then have them give me a tour of the property.

After doing considerable homework, and consuming everything I could from Michael Blank, Joe Fairless and Matt Faircloth just loud enough for my wife’s to hear (I had to get her on board too of course), we put in an offer and got it under contract.

. $90k is an incredible price for the Quad, but, with bank financing wanting 25% down ($22.5k), closing costs and having money in reserves, it would unfortunately consume all the capital I have.Being young and of still limited capital, I naturally want the highest and best use of my cash.
