timing and timing is of the essence my friend, if your goal is to buy and hold long term then you have an excellent strategy and you have did a great job with the finances, but if i were to start off with the 1st property i'd probably flip the second one to give you more capital to acquire additional rentals that you could buy and hold, the strategy should be flip and fix to get to the buy and holds, but whatever approach you choose to use it looks like you are off to a roaring success, keep up the great work but most of all keep sharing

You would just 1031 exchange again I assume but possibly with the advantage of finding one deal at a time instead of twenty-five leveraged deals in a short timeframe (if you went that route now).
