These are regulated and subsidized so you need the horse in front of cart.Hard money is probably not going to work with any conventional loan together and hard money wants a great deal of equity, which it sounds like is not the case.

Anyways, back on the horse again and start looking for another deal!

I've put Roper washers/dryers in rentals (Roper is made by...surprise...Whirlpool) because these are simple work horses, not fancy but also hard for tenants to mess up and they seem to keep chugging along.  

It was on .6 acres but still an older horse neighborhood.

That fact remains after your revision.Be on your high horse or whatever if you like.

If they you're going to do right by their childhood home or empty lot where they used to drink beer and throw horse shoes you're a lot more likely to get the deal then someone who just came off the street with a checkbook.
