I just keep picturing the loop, from Worcester, to eastern upstate NY to southwest VT, then the loop back to eastern upstate NY and back to Worcester (there is no better direct road from SW VT to Worcester) to check on property -- and I cannot decide if it's a good life.  

Sanibel is south west Florida close to Fort Meyers, a little bit north of Naples.

We are not far (south suburbs) and there are for sure deals in the south and south west burbs.

 #3 will differ depending on your locale, latitude, etc, but here in the sunny dry southwest, its basically as follows:  Roof coatings, Mini-Split HVAC units, the best windows you can afford (or glass block has a VERY high R-Value) and if you really want to go big, PV/Solar system.
