It has been so difficult to just identify opportunity in this over inundated market with little supply.

No inventory, multiple offers, sellers not even thinking of contributing to closing costs, every other appraisal coming in under.

Looking back on my first wholesale deal earlier in the year, I could have easily listed that house for about $20K more than what I got in under contract for, sold it quickly, and the seller would have made more money on the deal even with paying a commission.

If you’re able to get a duplex in the 60-70k range and rent it out for $900 a door via sec 8, it’ll pay for itself in under 4yrs and you’re reaping pure profits after.

The challenge that I'd expect is that the owner has probably been inundated with legal notices and mail from investor/buyers that sometimes they simply ignore everyone. 

Although it took me a year to purchase my 2nd property, I was able to acquire 4 more properties in under a Year's time.

Because so many wholesalers are out there using the same services to find leads and the same services to mail letters there is talk that some people are inundated with all this junk mail that is never read.

This time, she sold and closed the home to a cash buyer for full asking (which was about a $100k more than when I listed it the first time) in under 3 weeks!
