Any advice about leases, landlords, or specific recommendations near Scottsdale or Tempe would be greatly appreciated. 

It did but failed this week when the temps dipped to 25deg & we now had the perfect tenant (a nice little old lady who we didn't want to lose).

hmmmm... being a good realtor for an investor would include - UNDERSTANDING WHAT THE INVESTOR IS LOOKING FOR,  not being afraid to negotiate for the investor, not being afraid to write a "low ball" offer, being able to present a low ball offer as a GOOD DEAL to the seller, pointing out listings that have sat on the market for an extended period of time, finding "stinky" properties, really knowing the trends as they are starting (and knowing when they are ending/slowing down/etc), what areas are GETTING hot before the temp really goes up, expired listings (these are listings that never sold) or those that have been listed half a couple of times without selling, and bird dogging when you are doing showings to any client (what houses in the same neighborhood might have FSBO signs or show signs of distress) and simply UNDERSTANDING HOW TO ANALYZE the properties fro cash flow.

(definitely make the call, even if you don't think you will proceed on the deal because knowledge for the future if this arises again is important)  As far as I recall, my bank wouldn't close with a temp CO.  

The roof was black at the time and the attic temps trended over 150º on a sunny day.  

Mechanicals: hard to check AC in cooler weather, but drop AC 10 degrees before house temp and check it.

STRs in Tempe also do well because they are less seasonal than Scottsdale rentals and receive a ton of bookings from ASU students, parents, and traveling professors coming to Tempe.

The building is a single story and The roof is 51 squares scarified and recoated would be roughly 20k (I do not think there is a compliance officer for code so it is not enforced, making it a recommendation, not code).....it hails in ks it also has pretty vast temp swings both bad for a foam roof.
