How can I be certain they transfer over my money or don't get snarky with the tenants or what not?

I placed an offer on a duplex in Fair Oaks - complete rehab with machanicals and what not, all cash - place received 47 offers and sold for ~30% above asking

I DON'T think the ROI is worth the (expensive) newspaper ads or sending out flyers or what not.

I know of someone who has alot of experience in financing with Creative Ways to get the deal done and at the same time has the time to show you ideas on what to do and what not to do as far as good straetegies on these big deals.

Does anyone know anything about contracts or how to keep your house safe from damages and what not by a contract if not going through a site like AirBnB or VRBO?

As for losing your own house in the event you get sued and whatnot, I had a very lengthy call with my attorney a few weeks ago about this very matter.

What not to do with the team of investors, as pros what’s something you wished you had brought to the table earlier in your real estate career?

We don't have enough information with what you provided about your income and whatnot to assess much more (keeping things afloat if tenants leave, something breaks, etc.).
