I worked a title claim where the telephone number of the agent in the email had been altered also so if the email recipient called the number to verify the change to the wire instructions you'd get the scammer who of course would confirm the new instructions.

Don't co-mingle your funds and don't use it like an alter-ego (the "buy personally then deed to LLC" since as an arms length transaction that makes no sense especially without any paper).Just my layman's two cents.The delayed financing is a "regular" conforming residential loan.
