Here's an example, a stove/oven now I know it's outside the us but a stove/oven lets say is $600 with a life expectancy of 12 years = That's immediately $800/mo less $4-$5/mo. just on this one single item... now maybe you supply appliances, maybe you don't but there are 100's of different items like this... a new roof $12,000 lasts 20 years = $800 less $50.... etc. etc. etc. , which is why that even at $8,500... no, you will not be cash flowing $800.... my guess without having any another additional information is that you cashflow $100-$200 at best... maybe.

All the original cabinets and furnishings were still in the house minus a few minor things (shower heads, missing stove, etc)Current price is $185000 and a house I looked at down the street a few weeks ago was also listed at $185,000, was only 2400 square feet, and ended up selling for around $155k (18-19% below asking price which seems to be about as low as HUD will go for the DFW area)I looked on Zillow and the only two houses I found that have sold within the last year close by was a 2300 square foot house that sold for around $225 (it looked pretty updated and nice) and a 2700 square foot that sold for around $240k.Assuming the house just needs basic repairs (new flooring, refinish cabinets and countertops, paint, etc.) what would be a good buying price (whether they accept it or not I don't care about as I am just learning), rough rehab cost, selling price and potential profit for this to be a "good deal"Any and all feedback is appreciated.

Refrigerator, new hardware, Elkay stainless sink and Kohler pullout faucet and soap dispenser for @$1200.This was before the slide out spice rack with matching counter top was between the refrigerator and stove.

A sink at the end of counter isn't the way to go the dishwasher would also need to be moved and it limits the nitch for coffee maker next to the wall.I wouldn't hang any spice rack or stuff it's a rental and doesn't need that.The Fridge, stove side is basic, set up correctly with base cabinet in between appliances, it utilizes space well and fridge opening is still large enough to fit a wider fridge.

Fridge is a 32" counter Depth from pc Richards-900 scratched dishwasher 125, stove was 1100 from sears and the washer dryer I forget.
