I usually leave a welcome card with things like a 2-pack of HVAC filters, the assorted pack of furniture felt pads so they don't scratch my floors with their furniture, stainless steel spray or special cooktop cleaner if needed so they know I want them to use the recommended product.

Spot treat by using an over-the-counter product like Terminate; there are spikes and sprays that work fairly well and serve as that stop-gap measure until you fumigate again.And, yes, I am thoroughly embarrassed that I know this.

Doors and windows were smaller and many used aluminum extruded frames which are no longer made and the ceilings were sprayed with popcorn.

Obviously every market is different, but in my opinion spray foam insulation for roofs is going to be the best ROI for reducing your expenses (especially in Texas).
