Do you mean just before the loan officially gets reported in public filings as in foreclosure?

You do Not do an appraisal until you have the official Short Sale Approval Letter from the bank.

I still haven't receive my deed or any official documentation that shows that I own the house other than a contract and purchase agreement.

Q2/Q3 we will likely be in an "official" recession, whatever that hazy term means now, and inflation will be coming down quickly.
