Utility Costs (Water, Gas, Electricity):- Paid monthly by the tenant unless included in rent.

I have 4 long term rentals in my portfolio and I am mainly focusing on investing in single family homes in Traid, NC. 

Is there something in this I should include especially with the delayed purchase?

For me, I wanted to portray my real estate investments as more professional and that was the main reason I switched to using landlord software for rent collections. 

In your analysis, be sure to include those criteria the investor considers most important (cash on cash, cap rate, DSCR, etc).Also consider what you know about the private lender @Michael Dallas.

The main reason I would like to start off my career with flipping a few properties is so I can have a quick ROI and I want to do real estate full time as soon as I finish my contract.

Maybe this would also make it worthwhile to jump through the city hoops to make the basement a legal unit.Then you could maybe put a LTR in the basement who could assist with the STR in the main area.

Did you include a TI budget for the new tenant?

My main goal is to invest in real estate in the future, but I want to understand how everything works first.
