I have not had an official appraisal but two of my neighbors sold their homes recently for 260k and our houses are identical in layout and square footage.

For all we know you are an LP who owns 1% of these properties ownership structures or you are someone who helped raise money for a GP and in return was awarded the "co-gp" title even though no bank will ever accept your signature because your balance sheet isn't sufficient.

Does anyone know a great attorney/title rep in Florida to process a Quitclaim for me? 

Should the lease be in the LLC name or in our names that the property is titled in? 

I have some question and concerns about the title company.

Two sponsors can structure their syndications with identical assets and execute the same way meaning the underlying real estate will perform the same but sponsor A uses 50% bank leverage and invests no capital into the deal whereas sponsor B uses 75% bank leverage and invests 10% of the committed capital.

Wiring money to a scammer overseas instead of the actual owner of the property (this one is getting more and more common, the "seller" steals the identity of the actual seller, and takes the buyers money then disappears).

I reimagined my business image, honing in on my true identity and aspirations.

I would prefer to place the title in a trust and purchase a majority share in the trust, as I have heard people are doing (clears the mortgage from the seller's DTI), but I would really appreciate hearing what you have to say.

As the title says, I'm hoping to get some feedback on possible factors I may be overlooking.
