In my pet neighborhood, most landlords don't have to supply fridges or w/d units, or even update kitchens or baths in these 1980's homes.

I need to replace about 1900sq ft of floors(vinyl wood, $700-$1000), buy 6-10 gas wall heaters(used $500-750), painting in and out(sweat eqiuty$100), 2-4 window a/c units($500-1000), and 2 stoves and 1 fridge( $500). $3-4k in rehab?

Some have that stove and fridge sitting somewhere, others just go and buy a used one and have no issue with it.

@Immanuel SiberoI should be out exactly zero cost as far as i know at this point in looking at the property the only thing i am unsure of is if there are minimum appliances in each unit (oven, fridge, microwave, W/D) or if I will need to supply them.

Fridge and range break down, thats $800 I had to spend to get new ones.

Here is what can break...water heater, garbage disposals, ovens, fridge, dishwashers, A/C, plumbing, electrical switches, microwaves, faucets, handles, knobs, cabinets, closets, shelving, latches.

Think high end stainless steel appliances where you spend $2,000 on a fridge vs a standard $400 white or black fridge.

There are actually 2 units, a studio that will be setup like a hotel room (no kitchen, just mini fridge, microwave and coffee maker) and a 1 bedroom with full kitchen.

I'd finish the look by putting in a stove and fridge.

My goal is be able to standardized units have slim dishwasher, combo washer/dryer, and as close to full size fridge as possible.
