I am in the process of selling a 5 acre tract to our parks department for 500k and they want to record our contract but they need my permission to do so.. right now I am balking because I don't want them clouding my title. 

I can do small ball for instance on 10 acre and under tracts and stay fluid if there is a recession or economic downturn.

Ballpark if you will.I only ask because I find it fascinating what I rent my SoCal 1950s tract houses for compared to rents in other parts of the country.

Note that FNMA HomeReady is income capped by census tract, and if your lender starts putting stuff about census tracts on your preapproval letter then your agent will murder that lender, so it's on you to do that homework for yourself. 

If you are doing a tract of homes that isn't zoned for residential you may run into rezoning issues that requires city approval with alot of hoops to jump through.
