I'm probably biased being a broker, but I think you have a better experience going through a broker with them than borrower direct from what I know. 

I'm not sure if I should reach out to the seller directly or if I should work this through a broker.

Then you can get more creative if you want.Now, within house-hacking, there are variables to consider.
