In general with house-hacking I'll always prefer small multi-families because it bakes diversification and efficiency into the purchase, giving you slightly more levers to pull and security in the investment.

We have mainly invested in buy and hold MF rental properties.After analyzing the area it seems like most of the rentals in this area are SF.With Texas being so vast and flat I can understand why there's constant development.Factor in the major influx in the state and that equates to even more future growth.
