If you provide the proper usage for the property at the time of application there shouldn't be that sort of exclusion.Overall your point about making sure you have appropriate rather than "cheap" coverage is one I agree with wholeheartedly. 

That can cause all sorts of tax issues.

They are probably the worst part of Section 8.Section 8 tenants in general will stay longer. 

A big one is cold calling but things like mailers, door knocking, mass emails any sort of direct response marketing is great to find actual deals.
