It seems like a great time to revisit the conversation, especially considering how rates and market conditions have shifted over the past nine months.

The state doesn’t have rent control laws, but landlords are prohibited from collecting more than one month’s rent for security deposits.

It does bring in some income outside of season as it is close to AC but it certainly makes over 80% in 3 main months.

All funds process through various channels but the PMS (with trust accounting which is very important) keep track of all the funds and then we disburse monthly to the owner. 

So I am hoping to pull the trigger on a fix and flip in the coming month or two so I can finally go from 0-1!

I have a duplex that I rent out long term and cashflow $1100 a month. 

I would need to know more specs on the house but with material shortages It's difficult to say how much to budget. 80K-120K for full gut perhaps but unsure with lumber beings so expensive and shortages.I would plan 9 months of vacancy between the pain you will endure pulling permits & having your contractors show up everyday to complete the work & then final inspections to get a CO. 

What counts most in RE are relationships, and this is as easy as going to RE meetups and adding every day just 1 new contact in your CRM, and following up every other month.

We have been renting our cabin for 18 months now and I never paid the county the 7% hotel occupancy tax, ooops.
