You can have unenforceable lease provisions in your lease that, even if the tenant isn't damaged by them, constitutes relief by a declaratory judgment and they can get their costs and attorney's fees for raising the issue.

Not only would I recommend the areas you are looking in already, but also keep in mind that South of Seattle is another relief valve for those higher prices.

Nor do I think they want to spend any amount of time on the phone and not doing their job and carrying out their tasks.Modifications, forbearance and relief requests are similar but the investor input is required on those.

@Tony SantosIf I remember right, one thing is that if you sign the permit and there is problems, you will not be able to get relief from a fund that Mass. has for screwed up jobs.Another thing, is the price that much cheaper compared to getting a fully licensed and insured plumber?

They will still be at a LTV of 80% .... which " Covers " them Also, my Lender knows and has seen the progress of me renovating the house that I just purchased, as well as knows my Background/Job of doing Renovation/Repairs for a Living for over 8 years now ( So I would think that this could only help me ) , in giving them relief in knowing that if they Loan to me for another Distressed property....

Fifth, IF the bank got "relief from stay", it still doesn't necessarily mean they will sell the house immediately, though they might.
