I have been emailing the landlords office but ever since I shared that I am not open to resigning a new agreement seeing as we both already signed the lease with basement access included, they have gone radio silent.

QBO also has an email forwarding feature where I can forward receipts.

After a thorough set up with them we simply email them receipts with a note for what it was for/what project and they allocate it into the right category.Now if you have the capacity to learn quickbooks or employ someone who is versed in it then that is your best bet. 

They'll take 3-5 days just to answer an email. 

Also want our staff to be able to communicate with tenants from their mobile devices using an app and not their personal cell phones.Would also be nice to auto generate emails and or text messages when rent is past due.

Start the termination process immediately.It's nice if she responds in writing (email or text is fine) but you shouldn't need it.
