Don't forget, if you buy as a conventional loan and put down 25%, you also need to pay for the rehab out of pocket too.Thats one of the beautiful things of a hard money lender.

I tried a lot of different aspects of real estate investing, took a crash, lost it all decided to focus on one thing I did well and become exceptional at it.I always enjoyed transforming ugly houses into beautiful ones, never liked dealing with tenants.decided to put all my eggs in one basket and guard the basket.., focus on one thing.... best decision I ever made.

Yeah the third is extremely beautiful, but I will be using the white 3x6 in the middle photo with a 3 row square blue mosaic similar in size to that of the top photo.I'm honestly thinking of going with picture number 2 as it is a simple design that will be simple to install.
