I am 99% sure we aren't going to go the heat strip route since it would involve upgrading the electrical panel and service. 

With our background in construction and real estate, we started doing this as an in-house service for our property owners years ago.

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

Only B/B+ or A I last spoke to them about a month - a month and a half ago and they said they did service my area. 

So you just need to decide if you want to run a 6 month rental where you provide utilities & appliances and maybe furniture, and if you do then what you want to charge for that service.
