Any damage to the wallpaper, paint, walls, floors, carpeting, doors, windows, window treatments, light fixtures, appliances, or other improvements to the Property (to include burst water pipes due to freezing caused by neglect or carelessness of the Tenant, his family, or any of his guests), in excess of ordinary wear and tear, shall be promptly repaired or replaced by tenant, at Tenant’s sole expense, so as to restore the Property to the same condition as existed prior to the commencement of the Term.

Seller Financing: Seek for seller financing possibilities.

Not only is 10, or even 6 people too many for a single bathroom, but the groups that will be seeking out that many beds AND be willing to book a one bath property are broke college kids looking to party (more times than not).  

Finding financing and deals is not the area where I'm struggling getting started the most, but it's whether I need to seek out a professional contractor to hire and do the rehab or take the time and effort myself and do the cosmetic work/repairs the home needs.

Im seeking some advice to motivate myself into making the jump into the investing lifestyle.  

If I happened to seek the same refinance a few months earlier, the rate would have been even lower.
