Woof, it looks like that is pretty religiously on the 2nd Wednesday of the month.

What I gave you was anecdotal to my own experience (and many other leaders in my agency).

Even the industry 'leaders' at SVB with often tens of millions in deposits didn't do their homework...but who cares.

If you are good in person, I'd try to call old seller/buyer leads a team leader may have if they are open to that, and host open houses for any agents that are too busy to do so.

Any advice on who or where I could find a mentor or business partner to be a team leader??

He tends to find safe harbor in religious circles, which I find interesting.  

I can't imagine any neighbor (except some super uptight, prissy, religious ones) creating a problem, if they find out what it's really about.
